Your tenancy agreement explains the conditions of your tenancy and says what we must do as your landlord, and what is expected of you as our tenant.

Becoming a tenant means that you take on certain responsibilities both to us, as your landlord, your neighbours, and to the wider community, in which you live.

Tenancy policy

All social housing providers must publish a tenancy policy (pdf 311 kB).

The policy aims to maximise the use of the social housing in the Borough with the need to provide tenants with a reasonable level of security and to support stable communities.

The tenancy policy (pdf 311 kB) introduces an important change in the tenancies which are offered by SCH and the Council after 7 April 2014.

New tenancies include:

Solihull Council properties: Working-age tenants will be offered a Fixed Term Secure Tenancy, usually of five years’, although it could be for a shorter period. This will be reviewed toward the end of the term and will normally be followed by a further fixed term tenancy. Tenants who are of state pension age will be offered a Secure Tenancy with no time limit and no need for formal review.

Solihull Community Housing properties: Where SCH has developed new homes, people are offered fixed term assured shorthold tenancies (pdf 210 kB), usually of five years’ duration, although it could be for a shorter period. This will be reviewed toward the end of the term and will normally be followed by a, further fixed term tenancy. Tenants who are of state pension age will be offered an assured tenancy with no time limit and no need for formal review.

Tenants have a right to ask for a review (pdf 189 kB) of certain decisions relating to the tenancy offered or the length of any fixed-term.
