A fixed-term tenancy is granted for a specific length of time and is usually for larger family homes or properties intended for a particular purpose.
These tenancies help ensure that council housing is used effectively and remains available to households that need it most.
The length of new fixed-term tenancies will be dependent on the circumstances which are outlined below:
Circumstances
Length of fixed-term tenancy
Large properties (4 or more bedrooms)
Initial tenancy: 10 years
Following review: usually a further 5-year tenancy may be offered
Properties intended for a specific purpose, for example some supported housing schemes
Tenancy length: typically, 2 to 5 years depending on the purpose of the accommodation
A fixed-term tenancy will not normally be granted where a person is moving because of domestic abuse and is entitled to retain security of tenure under the relevant legislation.
