SCH staff are active within the estates constantly though the week and the majority of the issues responded to are identified through this.

Residents see the staff and can raise matters directly and can also use the SCH Call Centre to raise concerns. While this is the primary way in which matters are managed a more structured assessment of the condition of an area is also conducted.

Every 6 months SCH complete estate inspections. This involves inspecting properties and open spaces within a defined area where properties are owned and managed by SCH.

Typically, this will include looking at the shared space in and around properties and how the open space is being maintained and used. Additionally, pathways, alleyways, street lighting and any areas of fly tipping or accumulation of rubbish will be noted. Overgrown gardens, damaged garages and potential breaches of tenancies will also be noted.

While the estate inspections will result in direct action being taken by SCH these will also generate a number for referrals to different parts of Solihull Council for those services they provide. The inspections can also identify issues that require additional capital expenditure to resolve a particular problem which falls outside of the usual scope of routine services.

We invite residents to a selection of inspections each year, one every calendar month.  The chosen areas for inspection are changed every year.  This is an opportunity for you to contribute to the upkeep of your local environment as well as meeting your SCH Estate Officer, Estate Assistant, members of our Engagement team and representatives from Solihull Council who manage the grounds maintenance service delivery.
