There are a lot of things you need to consider when you are moving home.

Matched to a new home

If you are successfully matched to one of our properties then you will be contacted to complete a pre-tenancy interview.

This is an opportunity for us to get to know you, to confirm your ID and circumstances. We may also complete a budget with you, give advice an information about the property you are matched to and give you details about the tenancy type you will be offered with Solihull Community Housing.

Lettable standard

Most of our properties are advertised during the notice period.

When the keys are returned to us our team will carry out an inspection to identify any repairs. Depending on the works required it may take some weeks or months before they are complete.

Viewing your new home

The viewing will take approximately 30 minutes. You will have to make a decision at the viewing whether you want to accept or refuse the property.

If you refuse more than two reasonable offers of accommodation your housing application could be suspended for three months.

Accepting the offer

If you accept the offer you will usually be expected to move within a week. Therefore, if you notice that you are close to being matched to a property you should consider making moving preparations, such as packing and sorting unwanted items

Benefits

If you are moving to a new property and you are in receipt of benefits you must notify the agencies that you are moving and re-apply for benefit from your new address.

Your housing benefit or universal credit will usually only be paid on one property at a time, unless there are extreme circumstances which mean that you are responsible for rent on two properties.

You will need to talk to Housing Benefits or Universal Credit about this.

Post Tenancy visit

Your housing officer will visit you at your property between 4-6 weeks from your tenancy start date.

This visit it to make sure you have settled into your new home, to ensure your rent account is set up and to see if you would like any additional support.

Your housing officer will help you manage your tenancy for the first 3 months.

3 month Tenancy Handover

Once you have held your tenancy for 3 months your housing officer will hand over your tenancy to the Tenancy Management officer who covers your area. They will continue to monitor your tenancy until your introductory period ends.

You will then move to your fixed term or secure tenancy.
