Service charges

When you buy a flat or maisonette from Solihull Council the Council is still responsible for keeping the structure, outside and communal parts of the building in good condition.

We provide services like repairs, lighting, cleaning or caretaking in most of these buildings.

As a leaseholder, you have to pay a share of the cost of these repairs and services. The costs are called service charges.

Service charges are explained in your lease. You should make sure you understand the lease fully before buying the property.

The service charge you pay depends on what services your building receives. There is a separate charge for each service and charges can change from year to year.

You will be charged for the following services where they apply to your building:

  • Caretaking
  • Cleaning
  • Lighting
  • Communal aerial
  • Lift maintenance
  • Door entry
  • Structural insurance
  • Upkeep of grassed areas
  • CCTV
  • Concierge
  • Communal heating
  • Management fee
  • Ground rent

You will also be charged for other works we do in your builidng. The charges are listed on your bill as 'repairs and maintenance' or 'major works'.

We will send you an invoice every three months. The invoice will include the cost of any repairs to communal areas of your builidng that quarter. We will always try to work out your charges properly and fairly, but if you think we have made a mistake please contact us.
